Resident Inspection Guide

Everything you need to capture a high-quality, court-ready inspection report.

What to Expect

Your inspection has three simple steps: Setup, Photos, and Review & Sign. Once submitted, a signed PDF report is emailed to everyone you choose and saved to your dashboard forever.

The whole process typically takes 15–30 minutes depending on the size of the unit. You can start now and finish later — your payment and progress are saved to your account.

Step-by-Step

1

Set Up Your Inspection

Enter the full property address and unit number. Choose Move-In or Move-Out. Add any extra email recipients (your landlord or property manager) — your own email is always included automatically.

2

Capture Photos for Every Room

Open each room tab and take photos using your phone camera. Every photo is automatically timestamped with the date, time, room name, and property address burned into the image. Add a short note to any photo that shows damage or wear.

3

Review & Sign

Review your photo summary, read the certification statement, and sign on screen. Submitting locks in the timestamped record and triggers the email delivery with your attached PDF report.

Tips for High-Quality Photos

Capture every room — even empty closets and hallways. Complete coverage protects you.

Turn on all lights and open blinds so each photo is bright and clear.

Get close-up shots of any existing damage, stains, or wear, plus a wide shot for context.

Take photos on the day you move in or out — the timestamp is your legal proof of condition.

What Happens After You Submit

  • A signed PDF report is emailed to you and any recipients you added.
  • Your inspection is permanently saved to your dashboard, where you can re-download or resend it anytime.
  • Photos are securely stored in the cloud with embedded timestamps.
